Most people think we are at or near the bottom of this market cycle in most areas... But what if we aren’t? What if we still have another 20-40% declines? IF that is true... Isn’t the real question to be asking ourselves and our clients: “Where do you want to be STUCK?” Because IF we go down a lot more... you are still going to be stuck somewhere... Either where you are NOW, or where you COULD BE if you acted NOW.
There are 5 types of people in today’s real estate world...
1. Those that should be Buying a home and/or investment property while prices are at or near the bottom and interest rates are at or near the bottom. These people are the big winners in our market.
2. Those that SHOULD be moving (Selling and Buying) – selling LOW, yes… but BUYING LOW as well. They lose nothing by making a lateral or upgrade move and may actually BENEFIT from selling low now. More big winners here!
3. Those that should sell because they HAVE to (death, divorce, job transfer, hate the property, can’t make the payments, etc.) They may not be big winners, but they avoid being big losers by getting out while it’s possible without foreclosure. These may often be short sales and it’s OK. It’s a much better solution than foreclosure, so is still a win!
4. Those that should sell because they WANT to and have the ability to do so since they owe little or nothing or can bring funds to closing if upside down. They also may be downsizing and take a bit of a hit, but can do it and want to do it.
5. Those that should hold tight to what they are doing now. Renting if they have poor credit or poor employment. Owners that love where they are. Owners that are upside down and simply can’t sell… and don’t need to.
Ask yourself the Question: Are you “stuck” where you want to be now? If not, do something about it NOW. The option to do something later may not be there and you'll be "stuck" thinking "if ONLY I'd done it last year!"
